What’s Happening With Prices in Valdosta

The average home value in Valdosta is around $203,500, which is a 1.6% increase compared to last year. On the other hand, the median sale price sits closer to $212,000, which is about 2.1% lower than last year.

This shows that while overall values are holding steady, some sellers are adjusting prices to meet the market.

How Long Homes Are Taking to Sell

Homes in Valdosta are spending about 22 to 28 days on the market before going under contract. That is slower than this time last year when the average was closer to 15 days.

Right now there are about 461 active listings in Valdosta, which is higher than what we saw earlier this summer. New listings overall are slightly down compared to last year, but the supply of homes on the market is still greater than it was.

The 30 year fixed mortgage rate is averaging about 6.35%, which is the lowest it has been in nearly a year. These lower rates have encouraged more buyers to begin the pre-approval and home search process.

With more homes on the market and buyers taking longer to make decisions, Valdosta is showing signs of balance with a slight lean toward buyers.
